When your lease ends, your landlord initiates the move-out process in LeaseBase. A MOVE_OUT condition report workflow is created automatically to document the unit’s condition.

Move-out condition report

A condition report documents the state of each room in your unit with photos and notes. Your landlord submits the report for your review through the portal.

Review and co-sign or dispute

You can review the condition report, co-sign if you agree with the findings, or dispute specific items if you disagree. Disputed items are flagged for your landlord to revise and resubmit.

Security deposit return

California law requires your deposit to be returned within 21 days. LeaseBase creates automatic deadline reminders for your landlord at 14, 7, 3, and 1 day before the deadline to keep the process on track.
