Switch from Avail to LeaseBase
Avail’s export options are limited, but you can still bring your data to LeaseBase. We’ll help you extract what Avail lets you download and fill in the gaps.
What You Can Export from Avail
Avail has very limited export capabilities. Only financial transactions (income and expenses) can be exported as structured data. Property, tenant, lease, maintenance, and contact data cannot be bulk-exported.

Step-by-Step: Export Your Data from Avail
- Log in to your Avail account at avail.co.
- Navigate to Payments. Click the Export button to download your income and expense transactions as CSV.
- For individual payment receipts, open any payment and download the PDF receipt.
- Since Avail does not offer bulk export for properties, tenants, or leases, you have two options:
Option A: Upload your lease documents
If you have your lease agreements as PDFs, upload them to LeaseBase. Our AI will extract property addresses, unit numbers, tenant names, lease terms, and rent amounts directly from the documents.
Option B: Use Avail as a reference
Keep Avail open in another tab while adding properties to LeaseBase. With the guided setup, entering property and tenant details takes a few minutes per unit. We’ll cancel Avail when you’re ready.
Avail’s limited export options are a common frustration. LeaseBase is designed to make migration easy regardless of what your current tool lets you take with you.
How LeaseBase Imports Your Data
- Upload — Drop your lease PDFs, exported CSVs, or any property documents into the LeaseBase importer. Upload multiple files at once.
- AI classifies & extracts — Our AI identifies the document type, extracts properties, units, tenants, and lease terms automatically. Address normalization and fuzzy matching resolve formatting differences between files.
- Review & confirm — Everything is shown for your approval before anything is created. Green means auto-matched, amber means confirm. One click and your portfolio is live.
What Gets Imported
- Properties — addresses, property types, ownership details
- Units — unit numbers, bedrooms, bathrooms, rent amounts
- Tenants — names, contact information, unit assignments
- Leases — start/end dates, rent amounts, deposit amounts, lease terms
Payment history can be exported from Avail’s transaction CSV for your records, but LeaseBase starts fresh with rent collection — tenants get a clean ledger and a new payment portal from day one.
