Step-by-Step: Export Your Data from Buildium
- Log in to Buildium and go to Administration → Import and Export Data.
- Under Export, select Properties. Choose Excel or CSV format and click Export. This downloads your full property list with addresses and details.
- Repeat for Units, Tenants, Leases, and Vendors — each category has its own export option in the same section.
- For financial data, go to Accounting → Reports. Open any report (Rent Roll, General Ledger, etc.) and click the export icon to download as Excel or CSV.
- To download lease documents, navigate to Leases, open a lease, and download the attached PDF from the Documents tab.
- Collect all exported files — the Properties, Units, Tenants, and Leases exports are the most important for your LeaseBase import.
Tip: Buildium’s dedicated export section makes this one of the easiest migrations. The Properties + Tenants + Leases exports give LeaseBase everything it needs.
How LeaseBase Imports Your Data
- Upload — Drop your exported CSV, XLSX, or PDF files into the LeaseBase importer. Upload multiple files at once.
- AI classifies & extracts — Our AI identifies the document type, extracts properties, units, tenants, and lease terms automatically. Address normalization and fuzzy matching resolve formatting differences between files.
- Review & confirm — Everything is shown for your approval before anything is created. Green means auto-matched, amber means confirm. One click and your portfolio is live.
What Gets Imported
- Properties — addresses, property types, ownership details
- Units — unit numbers, bedrooms, bathrooms, square footage, rent amounts
- Tenants — names, contact information, unit assignments
- Leases — start/end dates, rent amounts, deposit amounts, lease terms
Payment history can be exported from Buildium for your records, but LeaseBase starts fresh with rent collection — tenants get a clean ledger and a new payment portal from day one.
Why Landlords Switch from Buildium
- Flat-rate pricing — Buildium charges per-unit fees that scale with your portfolio. LeaseBase offers flat-rate plans so your cost stays predictable as you grow.
- Built-in compliance engine — Rent caps, deposit limits, and required disclosures for 60+ California cities, tracked and updated automatically. Buildium has no compliance automation.
- AI-powered automation — Smart briefings, market intelligence, and proactive alerts that go beyond Buildium’s standard reporting.
- Purpose-built for independent landlords — Buildium targets property management companies. LeaseBase is built for self-managing landlords with 1–75 units.
